How is a modular home different from a manufactured home?

Modular homes are built to local/state IRC code — the same code as a stick-built home. Manufactured homes are built to federal HUD code. Modulars typically appraise higher and are easier to finance with a conventional mortgage; manufactured homes are usually less expensive and faster to deliver. Both are factory-built; the difference is the code they ship under.

Can I get a regular mortgage on a modular home?

Yes. Foundation-set modular homes are treated as traditional real estate. Conventional, FHA, and VA loans all available, and most lenders process them exactly like a stick-built home.

How long does the whole process take?

Factory build runs 10–14 weeks. Foundation work happens in parallel, typically 3–6 weeks. Add 1–2 weeks for delivery, set, and on-site finishing. Most buyers move in within 3–5 months of order.

Will it look like a 'manufactured' home from the curb?

No. Modular construction allows for pitched roofs, drywall interiors, custom siding, porches, and architectural details that match site-built homes. Once finished and skirted, modulars are visually indistinguishable from traditional construction.
