Securing your home
The only thing that takes a home off the market and locks in your build slot is a deposit. Browsing, asking questions, requesting spec sheets, and scheduling a factory tour do not reserve a unit — regardless of your purchase timeline.
Your deposit: 5% to secure
To secure your home and start the paperwork, we require a 5% deposit of the home’s price. For example, on a $42,899 park model, that’s $2,144.95. This deposit applies directly toward the total purchase price of your home — it is not an extra fee.
Total down payment: 10%
Your total down payment is 10% of the home price. The 5% deposit is the first half, due to secure your slot. The remaining balance of your down payment is due when you sign your purchase agreement.
Fully refundable
Your deposit is fully refundable any time before you sign your purchase agreement. If you change your mind, you get your money back — no questions asked.
14-day window
Once your deposit clears, you have 14 days to sign your paperwork and confirm your delivery details. If that doesn’t happen within 14 days, your build slot is released, and your deposit is either refunded in full or rolled toward a future build — your choice.
Financing
In-house financing is available at 5.57% APR over 15 years, with no minimum credit score and only a soft credit check (it won’t affect your credit). Financing is available up to $60,000.
Delivery
Free white-glove delivery and setup are included within 1,000 miles of our Smithville, Texas factory. Beyond that range, delivery is quoted separately.
Before delivery
About one week before your delivery date, our construction and setup team visits your site to prepare everything for installation and delivery day.
