Detroit's ADU pilot program (launched 2023, expanded 2024) permits Accessory Dwelling Units on qualifying single-family lots in much of the city. HUD-certified manufactured homes qualify as ADUs in this program. Outside Detroit proper, Wayne, Oakland, and Macomb counties have varying township-level rules. Rural placements in Livingston, Lapeer, and Genesee counties are straightforward. Lake-region placements (Houghton Lake, Cadillac, Northern Lower Peninsula) are particularly tiny-home-friendly.
Bottom line: we’ve delivered to Detroit-area buyers across most placement situations. Send us your address or your target lot — we’ll confirm placement viability before you put down a deposit.
Detroit ADU pilot got us through permitting in 5 weeks. We put a 3-bedroom manufactured home in my parents' Northwest Detroit backyard. They got rental income, we got a starter home in our school district. The whole project cost less than what we'd been paying for a 2-bedroom apartment in Royal Oak.
Yes — the city's ADU pilot explicitly includes HUD-certified manufactured homes as eligible accessory dwelling units. Eligible lots are most single-family residential lots in qualifying neighborhoods. Permitting timeline through the ADU pilot has averaged 5-8 weeks for our customers.
Yes when ordered with Michigan-spec winter package: R-30 walls, R-49 ceiling, heat-pump HVAC with propane backup, and freeze-resistant plumbing. Snow load on Detroit-metro builds is 30-40 psf (Lake Erie snowbelt counties spec 40 psf). Our Michigan deliveries have run year-round full-time since 2022 without issue.
Three options: (1) Rural Wayne, Oakland, Macomb, or Livingston county acreage (often $15,000-$35,000 per acre); (2) RV parks that permit park models around the Detroit metro and Lake St. Clair; (3) Lake-region placements 2-3 hours north (Houghton Lake, Higgins Lake, Black Lake) for weekend/seasonal use.
Detroit is about 1,310 miles from our Smithville, TX factory — outside our 1,000-mile free zone. Typical freight to Detroit runs $1,200-$2,400 depending on unit size and oversize-permit needs. Total still beats local Michigan builders because our factory-direct pricing is $8K-$15K below dealer-channel pricing in the Michigan market.
Park model RVs on rented RV-park lots: taxed as personal property at low rates (typically $200-$500/year statewide). HUD manufactured homes on owned land: taxed as real property like any other dwelling — Detroit millage rates apply. The 2024 Michigan property tax assessment reform may reduce HUD tiny home assessments going forward; check with our team during your build window.
We’ll send you a delivered-and-installed quote for any of our 48 models to your Detroit-area zip code — including transport, setup, and a financing estimate if you want one. No pressure, no sales call.
